Available Land

Total improved (water, phone & electric) land listings have decreased slightly from the first quarter and now stand at 280 as compared to 313 home sites on the market. It would appear that the land market is starting to recover from the irrational excesses of the NRPI days and is returning to reasonable values. Significantly, lots listed at $50,000 or less have increased from 32% of the total to 49% and there are now 36 home sites listed at less than $25,000. In the active listing population there are just over 100 properties with price reductions since they were placed on the market. The leading indicator of this shift is that only 19 lots have been sold in the first half of the year. Many sellers are willing to offer owner financing to compensate for the lack of third party financing on vacant land.
